Tohickon Settlement Services works with three companies to underwrite our title insurance policies, not just one. We believe strongly that teaming with more than one underwriter—two national companies and the other a local company specializing in PA and NJ—allows us to offer our clients the highest rated title insurance available. Our multiple associations also expose our agents to a greater network of professionals to call upon when they need answers relating to intricate issues affecting title. Through these valuable alignments, we have the ability to work through almost any obstacle: a key reason why Tohickon has adopted a “no problem is insurmountable” approach.

Conestoga Title Insurance Company

Conestoga, based in Lancaster, PA, has expanded its footprint over the years and is now licensed to issue title insurance in 13 states and the District of Columbia. The company provides independent agents such as Tohickon with superior underwriting support and is one of the most trusted names in the title insurance industry.

Even more significant for our clients, Conestoga is the only underwriter approved in Pennsylvania to file its own rates for policies over $1 million—and that can mean substantial savings on a title insurance policy.

Here’s how it works: Conestoga holds a “reinsurance treaty” with a large national title insurance underwriter. Through this arrangement, the premium for a policy on over $1 million comes to as much as 20 percent less than the TIRBOP (Title Insurance Ratings Bureau of Pennsylvania) rate.

Fidelity National Title Insurance Company

FNTIC can trace its origins back 150 years to 1848 and C.V. Gillespie, a notary public and searcher of records in San Francisco who founded Western Title Insurance Company (now Fidelity National Title Insurance Company of California) just prior to the California Gold Rush.
